Why you spent so many years in Denia?
In Spain I spent most of the years living in Denia, but I lived also a long time in Javea, Valencia and Barcelona. Denia was the democratic choice after Javea as my daughter was engaged with superior ballet classes there. In Javea we were living at a dream location in front of the sea with beaches and islands, but half an hour away from everything. In Denia we got a penthouse-like flat in the center so she was able to see her friends easily.
From then on it was quite hard to make a change, as I didn't want to destroy her friendship circle during her adolescent age moving to away. At that time I was very active in Valencia's business circles.
As she went for studies to Hong Kong in Summer 2014 I spent two more years in town before leaving to Barcelona and Valencia. After 20 years of caring intensively caring about her I needed a significant rupture of my life to get used to this changes. I was quite sad but I was happy the same time as Spain is a "no-future" land for youngsters. In Hong Kong we have good contacts and the youngsters are obsessed to make career as they have successful role models.
As Denia will always be one of my favorite places in Spain I continue to promote trusted providers related to Yachting, Gastronomy with Events and well-founded Real Estate companies through the running websites. With 18 years of regional experience on the coast I know the best ones.
In addition, Denia is an up-and-coming city with good infrastructure, healthy climate and mostly 300 sun days.
How your business life has changed as single dad?
In 1992 my daughter was born. My wife and I separated a year later. After a few months I took over our daughter as a single dad. Soon it turned out that I would be for the next 2 decades father and mother in one person. And this was a serious life changer!
After a while combining business and kid I took the decision to force more my IT capabilities than my sale skills.
With it I adapted my businesses to the new life, reduced my traveling activities related to commercial real estate, settled in town and used my knowledge to consult a real estate master franchiser, constructors and an IT company.
For these companies I organized and gave seminars, spent weekends as speaker and seminar trainer, built up sales teams, wrote dynamic conference presentations for different audiences and improved the software solution for the real estate franchise.
With a constructor I managed a real estate master franchise he bought for South Germany. Together with real estate entrepreneurs we opened a chain of franchise offices from Berlin, Frankfurt, Wuerzburg, Nuremberg, Ingolstadt, Munich to cities in the far south. We were the fastest growing and most successful starter of RE/MAX Europe.
As an office we took a historical building with park in Nürnberg, which was renovated and expanded by the builder. We integrated a restaurant where our team of 120 freelancers could invite their customers and close deals. All seminars for the chain of offices could be done there. Logistically perfect to have my daughter along, but I had my 20 hour day again.
As the US franchiser was growing in Germany and they settled up own educational branches like in USA, I sold my participation and signed a one years consulting contract with a local IT provider in Schweinfurt, Germany.
The owner faced an extreme growth and was more dedicated to hardware than software and HR problems.
After moving to the city I was having an office there and a direct computer line to the company at home which gave me the flexibility to attend the changing needs of my daughter.
There were three challenges. First, integrate software developers from other cities by VPN and supervise the project managers. Second, add new software elements to their regional platform (from a local news and a dating section to internet radio). Third, solving human resource problems which occurred when buying and merging local ex competitors. Teamwork was impossible, it had to be solved through seminars, incentives and some employees had to be replaced.
The next step brought me and my daughter to Hong Kong and then to a German constructor in Spain.
How many years have you been in the real estate business before moving to the Mediterranean?
After founding my own property company I spent more than 20 years in selling investments and commercial real estate all over South Germany, as well as second residences in Lugano, Switzerland. Working with commercial real estate also included Business Brokerage (sale of industry suppliers, hotels and businesses in pedestrian zones).
Commercial real estates were usually warehouses, industrial warehouses and production facilities in industrial areas, small / midsize hotels and residential buildings in 1A locations, old production plants located in inner city locations reassigned to lofts and shops.
Some project processing took 2-4 years and included valuation, sale, elaboration of a new concepts, reconstruction planning with architects, lease of units and sale after reaching profitability.
